Applying
Do I have to be a student to live here?
No. Anyone can apply. Every lease is individual and by the bed.
Do I need a guarantor?
A parent or guardian can guarantee your lease. No guarantor? Pay a second $300 security deposit instead, or apply with a guarantor service.
Can I apply with my friends?
Yes. Apply as a group and name each other on your applications, and we'll place you in the same apartment if one with enough free beds is open.
Your lease
What is an individual lease?
You sign for your own bed and pay only your own rent. If a roommate misses a payment, your rent and your lease don't change.
Which lease terms do you have?
A 12-month lease from August 13, 2027 to July 31, 2028, in 12 equal installments, and an academic lease from August 13, 2027 to May 12, 2028, in 9 installments with $110 a month added.
Can I sublease?
Yes, with our approval: your subtenant applies like anyone else, and you stay on the lease until they sign.
Price and fees
What's included in the price?
Furniture, internet and streaming TV, water, sewer, valet trash, and electricity up to $30 per bed a month. The total per bed on each plan already includes every required monthly charge.
Paying rent
How do I pay rent?
Online, in equal monthly installments: 12 on the 12-month lease, 9 on the academic lease.
Utilities
What if our electricity goes over the cap?
Anything over $30 per bed a month is split evenly among the apartment's residents and billed with rent.
Roommates
How does roommate matching work?
Answer a short questionnaire when you apply: sleep schedule, study habits, tidiness and guests. We match you with residents whose answers fit yours.
Moving in
When can I move in?
Move-in for Fall 2027 starts August 13, 2027. We'll send your time slot in July.
Pets
Can I have a pet?
Yes, cats and dogs: a $300 pet fee and $30 a month per pet. Assistance animals are not pets: there's no fee, deposit or rent for one.
Parking
Is there parking?
Garage parking is $95 a month, and the bike room is free.
Tours
Can I tour?
Yes, every day the office is open. Book a time, or call us.
Accessibility
How do I ask for a reasonable accommodation?
Tell the office in person, by phone or by email, at any time. There's no form you have to use and no fee.
